Frequently Asked Questions
Q. How long is an EPC valid for?
A. The EPC is valid for 10 years.
Q. Do I need an EPC?
A. The EPC is required by law when a building is constructed, sold, or put up for rent.
A. During the assessment of Energy Performance Certificates (EPCs) in the UK, the assessor, while on-site, will collect the necessary data and supporting evidence for their evaluations. Homeowners are advised to provide any documentation confirming the existence of insulation in floors, walls, and the roof during the inspection. In cases where no such evidence is available, the assessor will document 'insulation unknown' in the EPC software. The software will then rely on building age and construction details to make assumptions about the presence of insulation, with the term 'assumed' appearing next to these assumptions. It's important to note that the use of 'assumed' does not confirm the definite presence or absence of insulation; rather, it indicates a software-generated assumption based on available information.
A. Once complete, an EPC cannot be updated. If insulation evidence comes to light after the EPC is lodged, the old EPC can be cancelled, and a new one produced. There will be a charge for this.
